Previously, one had to make repeated rounds to government offices to obtain this information; however, all these details are now accessible from the comfort of one’s home. Let’s explore how this can be done…
Verify Land Documents
Before purchasing land, you should obtain comprehensive information regarding the property. You must verify the relevant documents—such as the *Khatoni* or *Khasra*—which reveal the name of the registered owner and identify the true proprietor of the land. Additionally, the Registry or Sale Deed serves as the authentic legal instrument of sale for the land; this document confirms that the person in whose name the land is currently registered is, indeed, the legitimate purchaser.
You should also verify whether there are any pending legal encumbrances or disputes associated with the land. You can visit the Sub-Registrar’s office to access and review the complete land records spanning the last 12 years. A nominal fee may be required to obtain these details.
