Property Registration: Exciting news awaits individuals involved in the buying and selling of land and property in Maharashtra. The state government has recently implemented a significant measure to enhance the security of immovable property document registration. Starting from October 1, 2026, the authentication of Aadhaar has become compulsory for property registration in the state. This implies that no property-related document will be registered without undergoing Aadhaar identity verification.

The Revenue Department has outlined that this mandatory requirement will be applicable to a total of 63 categories of registrations, encompassing property sales, purchases, mortgages, and partition deeds. In all these instances, the identities of the parties involved must undergo verification through Aadhaar.

The Revenue Minister, Chandrashekhar Bawankule, highlighted that this decision was made in compliance with the directives of Chief Minister Devendra Fadnavis to combat fraudulent activities in property transactions. The utilization of Aadhaar has been mandated for this specific purpose. The official announcement of this directive has been officially published in the gazette.

The Minister further explained that the Registration and Stamps Department, overseen by the Revenue Department, manages the registration of immovable property documents. Past instances of fraud have been linked to the use of counterfeit witnesses and parties. The enforcement of this new regulation is anticipated to significantly reduce such fraudulent activities. It is anticipated that this initiative will minimize human interference in the registration process, eradicate outdated fraudulent practices, and enhance the overall efficiency, transparency, and reliability of the system.

In scenarios where an individual does not possess an Aadhaar number, direct registration will not be possible. Such individuals will be required to demonstrate their application for Aadhaar alongside another valid government-issued identification card. Moreover, they will need to present documents substantiating their relationship with the involved party. It was emphasized that a transaction will only be deemed final once all submitted documents and identity information have been meticulously verified. No transaction will be concluded without undergoing thorough verification.

The primary goal of this new system, as indicated by the Revenue Department, is to fortify identity authentication during document registration processes. This measure aims to restrict the creation of false identities, ensuring heightened transparency and security within property-related dealings. The government is optimistic that Aadhaar authentication will not only expedite and refine the registration process but will also boost public trust and deter fraudulent activities in property transactions.
