A big tension of crores of people in Uttar Pradesh is now over! Giving a big relief to the people living in cities, the Yogi Adityanath government of UP has now approved the construction of a shop or office along with a house on a residential plot. This means that now people in UP will be able to use their residential plot for commercial purposes as well.
Not only this, in an important cabinet meeting chaired by Yogi Adityanath, the requirement of map approval for construction on residential plots up to 100 square meters and commercial plots up to 30 square meters has also been abolished. This decision will prove to be a game-changer for both urban development and employment.

Construction will be done without getting the map passed
In UP, now people can get construction done on residential plots up to 100 square meters and commercial plots up to 30 square meters without getting the map passed. However, they will have to get registered with the Development Authority. With this decision of the UP government, people will not only get relief from the long process of getting the map passed, but will also get relief from the recovery in this work. This will promote transparency and speed up the construction work.
The UP government changed the old rules
All these changes in UP have been made under the ‘Uttar Pradesh Development Authority Building Construction and Development By-laws and Model Zoning Regulations-2025’. The government has now made new rules by changing the old rules. Under the new rules, houses as well as shops and offices can be built on residential plots located on 24-meter-wide roads in densely populated cities. At the same time, this facility will also be available on 18-meter-wide roads in less populated cities. This will promote small businesses.

FAR limit for high-rise buildings abolished, small plots also benefit
Under the new rules, any FAR (Floor Area Ratio) limit has been abolished for building high-rise buildings on 45-meter-wide roads. Along with this, FAR has also been increased for small plots. This will promote urbanization and ensure better use of land. Now, shopping malls or complexes can be built on 18-meter-wide roads in UP. Apart from this, if you have more than 3000 square meters of land, you can also build hospitals and shopping malls on that land.
