Do you want to build a small house in your city? But because of lack of money, your dream is not coming true? To help with this, the central government has started the PM Awas Yojana. Under this scheme, crores of poor people in both villages and cities have got their own houses.
In the PM Awas Yojana–Rural, the government gives money to poor people in villages to help them build a house. At the same time, under the PM Awas Yojana–Urban (PMAY-U), people living in cities who earn up to ₹9 lakh per year also get financial help to buy or build a house.

What is Pradhan Mantri Awas Yojana – Urban (PMAY-U)?
PMAY-Urban is a housing scheme started by Prime Minister Narendra Modi on June 25, 2015. It helps poor and middle-class people living in cities to build or buy their own homes. The central government gives financial help under this scheme.
After the success of PMAY-U 1.0, the government launched PMAY-U 2.0, which was announced in the 2024 Budget. Under this new version, 1 crore urban poor and middle-class families will get help in the next 5 years to own a house.
Main Objectives of PMAY-Urban
- To give homes to poor and middle-class people living in cities.
- To give financial help to people from weaker income groups.
Key Features of PMAY-Urban
- Government gives ₹2.5 lakh to build a house on your own land.
- Affordable homes for people without land, made by builders with government help.
- Government-built houses are also given on very low rent.
- You can get interest subsidy of up to ₹2.67 lakh on home loans.
Four Parts of PMAY-Urban Scheme
- Beneficiary-Led Construction (BLC) – People with land can build their house.
- Affordable Housing in Partnership (AHP) – Builders make houses for EWS (Economically Weaker Section).
- In-situ Slum Redevelopment (ISSR) – Slum residents get a new house in the same area.
- Affordable Rental Housing Complexes (ARHC) – Rent-based housing for workers, migrants, and poor families.
Details About the Scheme
- Houses allowed: 30 to 45 square meters
- House must have: 2 rooms, kitchen, toilet, bathroom
- Builders must keep 25% homes for EWS category
- Construction time: 12 to 18 months
- Total government help: ₹2.5 lakh, with ₹1.5 lakh from central government
- Money given in 3 parts: 40%, 40%, 20%
- Beneficiaries may need to pay ₹4.5 to ₹6.5 lakh depending on the house
Rental Housing (ARHC) & Interest Subsidy (ISS)
ARHC: For people like workers, migrants, or those without homes. They can rent houses at low prices. Rent can increase by 20% in 5 years or 8% every 2 years.
ISS: People with annual income between ₹3 lakh to ₹12 lakh can get interest subsidy. House price must be below ₹35 lakh. Maximum loan eligible for subsidy is ₹25 lakh. Govt gives ₹1.8 lakh interest subsidy.
Who Can Apply?
- Families from EWS, LIG, and MIG groups who live in cities and do not have a permanent house.
- You can use only one part of the PMAY-Urban scheme.
- If you have received help from any housing scheme in the past 20 years, you cannot apply.
- You can apply for either PMAY-Urban or PMAY-Rural, not both.
Income Categories
- EWS: Annual income up to ₹3 lakh
- LIG: Annual income ₹3 lakh to ₹6 lakh
- MIG: Annual income ₹6 lakh to ₹9 lakh
Who Will Get First Priority?
Priority is given to:
- Widows, single women, senior citizens
- Disabled persons (Divyang), transgender people
- SC/ST, minorities, street vendors under PM Swanidhi
- Artisans under PM Vishwakarma, Anganwadi workers
- People living in slums or working in construction
How to Apply for PMAY-Urban (Online)
Step 1:
- Go to the PMAY-U official website
- Click on “Apply for PMAY-U 2.0”
- Read the user guide
- Check the list of required documents
Step 2:
- Select your state
- Write your family’s annual income
- Choose the part of the scheme you want to apply for
- Answer two questions:
- Do you own a pucca house? → Select NO
- Have you received housing help before? → Select NO
- Click on Eligibility Check
- Enter Aadhaar number and your name (as per Aadhaar)
- Read and accept the affidavit, then click Generate OTP
Step 3:
- The application form will open
- Fill in your personal, family, and house details
- Add address, scheme details, and home loan info
- Save and continue to each section
- Choose your category (EWS/LIG/MIG)
- Upload your income certificate
- Fill how many years you have lived in the city
Step 4:
- Fill in contact and address details
- Mention if you are using any other housing scheme
- Add full home loan details and submit the form
- Documents Needed for PMAY-Urban
- Aadhaar card (applicant and family members)
- Bank account details (account number, branch, IFSC code)
- Income certificate (PDF format, less than 100KB)
- Land documents (only for BLC option)
