Millions of Families to Get Their Own Homes, 4% Interest Subsidy on Loans, Know About This Modi Government Scheme

PM Awas Yojana Urban 2.0: Owning a home is considered the biggest dream in every person’s life. Especially in urban areas, due to the growing population, expensive housing, and high-interest rates, this dream remains out of reach for millions of families. Keeping this challenge in mind, the central government has launched the Pradhan Mantri Awas Yojana-Urban 2.0, which aims to provide safe and dignified housing to urban poor and middle-class families.

Background and Objectives of the Scheme

Prime Minister Narendra Modi announced this new housing scheme on August 15, 2023, on the occasion of Independence Day. The scheme aims to provide housing assistance to approximately one crore families living in urban areas of the country. The government believes that a permanent home not only improves the standard of living but also strengthens social security and self-respect.

Which Families Will Benefit from the Scheme?

The Pradhan Mantri Awas Yojana-Urban 2.0 will benefit only those families who do not already own a permanent house in any part of the country. Beneficiaries are categorised into three groups based on income. The Economically Weaker Section (EWS) includes families with an annual income of up to three lakh rupees. Families with an income of three to six lakh rupees fall under the Low-Income Group (LIG), while families with an income of six to nine lakh rupees are included in the Middle-Income Group (MIG).

The Scheme Will Be Implemented Through Four Components

The government is preparing to implement this scheme through four different components. These components will provide options such as house construction, house purchase, rental housing, and financial assistance, so that solutions are available according to the needs of every section of society. The main focus will be on those families who have so far been deprived of urban housing schemes.

Interest Subsidy Will Make Home Loans Cheaper

The most important part of the Pradhan Mantri Awas Yojana-Urban 2.0 is the interest subsidy scheme. Under this, a home loan of up to Rs. 25 lakh can be taken for a house costing up to Rs. 35 lakh. An interest subsidy of four percent will be provided for the first eight lakh rupees of this loan for a period of 12 years. Through this assistance, eligible beneficiaries will receive a total benefit of approximately one lakh eighty thousand rupees, significantly reducing their EMI burden.

Borrowing from banks will be easier

The government has also increased the corpus of the Credit Risk Guarantee Fund Trust for the EWS and LIG categories. It has been increased from one thousand crore rupees to three thousand crore rupees. This will reduce the perceived risk for banks and housing finance companies, enabling them to provide loans more easily at lower interest rates.

Special benefits for the underprivileged sections

The objective of this scheme is not only to provide housing but also to promote social equality. The scheme has been designed keeping in mind the needs of families living in slums, Scheduled Castes and Scheduled Tribes, minority communities, widows, persons with disabilities, and other vulnerable sections. The government believes that this will significantly reduce housing inequality in urban India.
