HBA Interest Rate FY 2026-27: Important and comforting news has arrived for millions of employees working for the Indian Railways. The Railway Board has officially announced the House Building Advance (HBA) interest rate for the financial year 2026-27.
According to a new order issued by the Railway Board, railway employees will now be able to obtain loans at very affordable rates to build or purchase their own homes. Let’s explore the new interest rates, when they will be implemented, and how employees can benefit from this scheme.

What will be the interest rate on HBA now?
According to the Railway Board’s directive, the interest rate for the House Building Advance (HBA) for the financial year 2026-27 has been set at 7.1% per annum:
Effective Dates: This new interest rate will be in effect from April 1, 2026, to March 31, 2027, for all house building advances that have been approved.
Ministry Approval: The Railway Board has accepted the official memorandum issued by the Ministry of Housing and Urban Affairs (MoHUA) on May 13, 2026, and has applied it to Railway employees with necessary modifications.
What is House Building Advance?
House Building Advance is a special and concessional loan option provided by the Central Government and the Railways to their employees. Its main aim is to offer financial support to government employees, enabling them to purchase a home without facing a heavy financial strain. The interest rates are considerably lower than those of typical home loans available in the market.
What purposes can this advance serve?
Railway employees can utilize this HBA loan for various housing-related needs:
To construct a new house: If an employee wishes to build a new home for themselves.
To purchase a ready-made flat or house: When acquiring a property that is ready for occupancy from a builder or agency.
For construction by acquiring a plot: To buy a vacant plot of land and build a house on it within the specified timeframe.
Purchasing a house under government schemes: To buy a house through central, state, or various housing society initiatives.
For house expansion: To add an additional room or floor to an existing house.
No changes to rules and eligibility
The Railway Board has made it clear in its order that only the interest rate has been set at 7.1%. Additionally, other important rules of the scheme will remain unchanged:
Eligibility: The conditions regarding the service period of employees, maximum loan limit, and loan repayment duration will stay the same as before.
Loan amount: The advance amount granted to an employee is determined based on government regulations.
Overall, this decision by the Railway Board will directly benefit railway employees who were planning to build their own homes this year (2026-27). The lower interest rate of 7.1% will significantly reduce their home loan EMI burden.
