Interest Subsidy for Affordable Housing

Under PMAY-U 2.0, the government has implemented an Interest Subsidy Scheme, which provides an interest rebate on home loans taken to purchase or build affordable homes. The home price is up to ₹35 lakh, and the loan amount is up to ₹25 lakh. The most attractive aspect of the scheme is a 4% interest subsidy on the first ₹8 lakh loan amount for a loan tenure of up to 12 years. This significantly reduces the EMI burden, especially for families with an annual income of up to ₹9 lakh and who do not own a permanent home anywhere in the country.

Total Assistance Up to ₹1.80 Lakh

The government will provide a total subsidy of ₹1.80 lakh to beneficiaries, which will be transferred directly to their bank accounts in five instalments. To ensure transparency, beneficiaries can check their subsidy account information through the website, OTP, or smart card. The government has allocated a massive ₹2.30 lakh crore (approximately $1.5 trillion) for this new scheme, ensuring that 10 million urban families can benefit over the next five years. The government claims this is a significant step towards meeting the housing needs of urban areas in the country.
