A major concern of crores of people living in Uttar Pradesh is now over. Giving a big relief to the people living in cities, the Yogi Adityanath government has approved the construction of a shop or office along with a house on a residential plot. This means that people in UP will now be able to use their residential plots for commercial purposes as well.

Not only this, in an important cabinet meeting chaired by Yogi Adityanath, the requirement of getting the map passed for construction on residential plots up to 100 square meters and commercial plots up to 30 square meters has also been abolished. This decision can prove to be a game-changer for the real estate sector and the general public of the state.

Construction will be done without getting the map passed

People in UP can now get construction done on residential plots up to 100 square meters and commercial plots up to 30 square meters without getting the map passed. However, it will be mandatory for them to register with the Development Authority. With this decision of the UP government, people will not only get rid of the long process of getting the map passed, but will also get relief from the unreasonable recovery in this work. This is a big financial and administrative facility for lakhs of people.

The UP government changed the old rules

All these changes in UP have been made under ‘Uttar Pradesh Development Authority Building Construction and Development By-laws and Model Zoning Regulations-2025’. The government has now made new rules by changing the old rules.

Under the new rules, shops and offices, along with houses, can also be built on residential plots located on 24-meter-wide roads in densely populated cities and 18-meter-wide roads in less populated cities. This will promote small businesses and increase convenience in urban areas.

Small plots also benefited

Under the new rules, any FAR (Floor Area Ratio) limit has been abolished for building high-rise buildings on 45-meter-wide roads. Along with this, FAR has also been increased for small plots, which will make more construction possible on them. Now, shopping malls or complexes can be built even on 18-meter-wide roads in UP, which was not possible earlier. Apart from this, if you have more than 3000 square meters of land, then you can also build hospitals and shopping malls on that land. This will open new opportunities for big investors and developers.
