New Delhi: Did you know that if you have tenants in your house, you’ll now need to know the necessary rules? If you don’t understand the rules after renting out your house, you could face fines, which is sure to lead to losses. Now, landlords are required to maintain complete records of tenants.
Failure to do so could result in a jail term of up to six months and a fine of up to ₹10,000. You might be wondering where this rule will be implemented. Actually, the Goa government has approved the Goa Act 2026, making identity verification of tenants mandatory. This Act also aims to enforce tenant verification throughout the state. Under these rules, landlords will be required to identify their tenants by collecting and verifying the necessary documents and maintaining accurate records.
Under which law will action be taken?
Did you know that, according to a report in the Economic Times, this law was implemented in December 2024? It also aims to organise records of people living in residential houses and lodging facilities that are provided for rent but are not registered under the Goa Tourism Business Registration Act, 1982. Under this law, landlords are required to maintain tenant information.
According to the government, this will enhance public safety, help maintain law and order, and make it easier to monitor any criminal activity. A senior government official stated that landlords need to develop better processes for verifying tenants, maintaining tenant records, and maintaining inspection registers by police officers.
What are the new rules for landlords?
According to the rules implemented by the Goa government, landlords will have to comply with several important regulations. Photocopies of tenants’ identity documents will also be required to be verified. The information will need to be filled out in a prescribed form and submitted to the relevant police station within five days.
Submitting this information can be done offline or digitally. Applying digitally will require a government-mandated fee. The police station will issue a receipt or confirmation letter upon receiving the application.
